One point of contact for the whole clearance
Solicitors and professional executors instruct us because the property side of an estate is dealt with once and dealt with properly: valuation, clearance, disposal certification and a clean, secure, empty property ready for marketing.
We report in writing at every stage, hold full public liability insurance, and carry a waste carrier licence with certificates supplied for the file.
Where beneficiaries are spread across the country, we act as the single point of contact at the property, meeting agents, surveyors and family members so your team does not have to co-ordinate site visits.
What instructing us looks like
1. Instruction
Send us the address and key arrangements; we attend, photograph and report back within a few days.
2. Written quotation
A fixed price plus a schedule of items of interest, suitable for the estate file.
3. Clearance
Contents cleared, valuables secured, paperwork boxed and returned to your office if required.
4. Documentation
Photographs, disposal certificates and sale proceeds accounted for in writing.
Probate Valuations – Inheritance Tax Act 1984
Our probate valuations are prepared in accordance with Section 160 of the Inheritance Tax Act 1984, using open market values as at the date of death, in line with HMRC requirements.
